Landlord Forum discusses legislative changes and holiday lets

Cwmbran-based Quality Solicitors Rubin Lewis O’Brien, Green & Co Accountants and Tax Advisors and lettings agency Serenliving held another successful Landlord Forum on Wednesday 28th September. Held at the Parkway Hotel in Cwmbran, the event featured two expert guest speakers who gave presentations on current developments within the private lettings sector. Topics included the legislative changes Welsh landlords will soon be facing and UK and overseas holiday lets.

The first speaker was Douglas Haig, Residential Landlord Association (RLA) Vice Chairman and Director for Wales, a private sector association that offers tailored support for landlords. Mr Haig pressed home the fast-approaching deadline of 23rd November for all landlords to be licensed and registered under Rent Smart Wales, unless they appoint a licensed and registered agent to manage the property. Mr Haig commented that only 23,000 landlords have become registered and just over 2,000 have become licensed. There are roughly 131,000 landlords in Wales. To date, only 211 agents have been granted licences.

Mr Haig also discussed the proposed Land Transaction Tax as well as how landlords in Wales can and should discuss issues with both their MP and AM.

The second speaker was Phil Hathway of Hathway Estate Agents who gave an informative presentation on letting property as a holiday let.

Similarly, it is a great advantage for all landlords to have a deeper understanding of the holiday lettings market.”
