Cwmbran Landlord Forum Focuses on Legal Requirements and Aids

Cwmbran based Quality Solicitors Rubin Lewis O’Brien, accountancy firm, Green & Co and Lettings  Agency SerenLiving continued their successful bi-monthly Landlord Forum, hosting key speakers who gave informative talks to current and potential landlords in South Wales.

Held at the Parkway Hotel in Cwmbran the event featured four expert guest speakers, who spoke on a range of issues within the private lettings sector. Topics included changes to rent arrears, health and safety requirements and the perils of Japanese Knotweed.

The first speaker was Paul Fosh of Paul Fosh auctions. Paul, who frequently appears on BBC’s “Homes Under the Hammer” gave an informative presentation on both buying and selling at auction.

Following Paul was Ian Bakewell from Monmouthshire County Council Private Sector Housing Team. Ian explained the services that they offer to local landlords, ranging from  health and safety requirements to advice on how to make private sector lettings a more desirable and affordable option.

The third speaker was Jason Critchley from Direct Collection Bailiffs and Channel 5’s “Can’t pay we take it away”. Jason discussed the High Court Possession service that is currently offered and the planned changes to rent arrears, highlighting the effect this may have on private landlords.

The evening closed with an informative talk from expert Japanese Knotweed killer Michael Weihahn, of Invasive Vegetation Management and Treatment. Michael informed the landlords that the service was now a legal requirement when dealing with Japanese Knotweed, as left untreated, it can spread quickly and devalues land.

Penny Jarman of Quality Solicitors Rubin Lewis O’Brien said “The event was another great success with all the landlords thoroughly briefed on some important topics. The forums are a great way to get vital information out to stakeholders.

“We hope to have helped demonstrate that support and advice is always available within the private lettings community”.

Katie Williams of Green & Co Accountants said the forum helped them build an ethos of support and collaboration; “We want landlords to be as informed as possible when it comes to both help and legislation. The buy-to-let market is a fantastic environment and through the forum we want to encourage landlords, councils and legal advisories to work together.”

Emily Saunders of SerenLiving Letting Agency said “It was another informative event that offered a range of interesting information. The issue of Japanese Knotweed was particularly interesting to hear about, as it can be so difficult to eradicate and so damaging to property. At SerenLiving we work to ensure our properties are top notch, and forums such as this help share information amongst the buyers and sellers.”
