Cwmbran based Quality Solicitors Rubin Lewis O’Brien, accountancy firm, Green & Co and Lettings Agency SerenLiving continued their successful bi-monthly Landlord Forum, hosting key speakers who gave informative talks to current and potential landlords in South Wales.
Held at the Parkway Hotel in Cwmbran the event featured four expert guest speakers, who spoke on a range of issues within the private lettings sector. Topics included changes to rent arrears, health and safety requirements and the perils of Japanese Knotweed.
The first speaker was Paul Fosh of Paul Fosh auctions. Paul, who frequently appears on BBC’s “Homes Under the Hammer” gave an informative presentation on both buying and selling at auction.
Following Paul was Ian Bakewell from Monmouthshire County Council Private Sector Housing Team. Ian explained the services that they offer to local landlords, ranging from health and safety requirements to advice on how to make private sector lettings a more desirable and affordable option.
The third speaker was Jason Critchley from Direct Collection Bailiffs and Channel 5’s “Can’t pay we take it away”. Jason discussed the High Court Possession service that is currently offered and the planned changes to rent arrears, highlighting the effect this may have on private landlords.
The evening closed with an informative talk from expert Japanese Knotweed killer Michael Weihahn, of Invasive Vegetation Management and Treatment. Michael informed the landlords that the service was now a legal requirement when dealing with Japanese Knotweed, as left untreated, it can spread quickly and devalues land.
